<p>I have not made it a secret that I am a huge fan of the lease  guaranty program <a href="http://www.insurent.com/" target="_blank"><span><span>Insurent</span></span>.&nbsp;</a> When I was a broker the biggest issue I had was good people with good  salaries not qualifying for the apartment because they didn't make 40-50  the monthly rent. The second biggest issue I had were parents not  wanting to be guarantors for their kids because of the amount of  paperwork involved. <span><span>Insurent</span></span> is the magic  bullet that actually fixes both of these issues. Brokers, renters should  rejoice that <span><span>Insurent</span></span> exists!</p>
<p><span><span>Insurent</span></span> in simple terms is a program that enables renters to quickly qualify  and get the apartment they want if they have good credit (not perfect)&nbsp;  and a solid salary (27.5 x the monthly rent)&nbsp; by acting as the renters  co-signer (guarantor) on the lease. Foreign renters was actually my third largest  problem as a broker, no landlord wants to deal with the paperwork or  rather lack their of for foreign renters even though they have monies  and good credit in the country they are from. <span><span>Insurent</span></span> seems to be the band-aid for this problem as well.</p>
<p>For renters the <span><span>Insurent</span></span> fee is on average  between 66-78% of a month&rsquo;s rent. For those of you using a broker you  know that a brokers fee is about 1.5-2 x the monthly rent. <span><span>Insurent</span></span> ends up being a necessity for many renters who are just trying to make  it in the big apple or who want to <span>renegotiate</span> rents for upcoming leases. For &ldquo;<span>credit-worthy</span>&rdquo;  renters, it enables them to quickly obtain the apartment of their  choice at a reasonable fee. <p>"Insurent Lease Guaranty is the first and only institutional guarantor of residential leases. What is a guarantor? A guarantor is the cosigner on your lease when you do not meet the qualifications the landlord requires of you on your own. A standard requirement for NYC landlords is that you make 40-50 x the rent. So if you are renting a $2000 studio you need to make $90,000. It is also a requirement that you have "good" standing credit and a solid work history. Landlords want to know how YOU plan on paying the rent and if you can muster to fit into their requirements you will need a guarantor and most of the time that guarantor has to be in the tri-state area. <p>Joseph also believes that it is essential to have the best possible  relationship with your clients that inspires their trust to work closely  with you. &ldquo;I have to be constantly honest and very responsive, but also  direct and straightforward with my clients. I have also found that I  have to very positive about all the options and confirm that we will  find them the apartment they want. When we face an obstacle, like  getting approved by the landlord, it is important to quickly present all  the alternative solutions.&rdquo;</p>
<p>&ldquo;For example, a foreigner, student, self-employed or retired person  might need a guarantor or have to put up extra security. We quickly sort  out if they have a qualified guarantor (earning 80-85 times the rent)  or have the capability and opportunity to put up extra security in the  particular building. Many times they do not have a guarantor or the  building cannot accept more than one month security or my client does  not want to put up months of extra security even if it is acceptable in  the building.&rdquo;</p>

Therefore, you must have all your paperwork in order, have all the necessary money in your checking account, look hard at right time, know very clearly what you want, and be able decide in a very short time frame.</p>
<p>However, even if you follow this sound advice, you may still lose the race for the apartment you want!&nbsp;</p>
<p>What was noticeably missing in the NY Times article is mention of the fact that very large numbers of well-prepared sprinting renters may also be very disappointed because they unexpectedly find out that they are not &ldquo;qualified&rdquo; in the eyes of the landlord. Nearly all Manhattan landlords require that the renter(s) make at least 40x the monthly rent and have a good US credit score. &nbsp;</p>
<p>The Landlords almost always consider foreigners&nbsp;and US citizens without US credit to be unqualified and in need of a guarantor. Retirees are usually deemed unqualified because they do not work. <p>The next shocking surprise for some renters is that your possible guarantor, (usually a parent, relative, or close friend) &nbsp;does not &ldquo;qualify&rdquo; as a guarantor. Many owners will not take guarantors outside of tri-state area. Many landlords will not accept guarantors if they are retired regardless of their wealth. In fact,&nbsp;a guarantor almost always needs to earn from work 75-85 times the monthly rent to be &ldquo;qualified&rdquo;. (changes are made in these sentences from the blog that you posted) Foreign students and workers (and many US renters) find out their parents who are out of the area or overseas cannot qualify as guarantors, and moreover they &nbsp;often cannot prepay the full year&rsquo;s rent to qualify as&nbsp;<a style="color: blue;" href="http://insurent.com" target="_blank"><span style="color: windowtext;">guarantors.</span></a>&nbsp;In addition, it is often not possible for them to put up 12 months security because of NYC real estate law regarding new &nbsp;421-A buildings that are under the rent stabilization code and thus unable to take extra security or prepaid rent. &nbsp;</p>
<p>All of this may seem to not make any sense, but it is the Catch 22 reality that renters and their guarantors face in NYC.</p>
